Distribution Warehouse – Façade Crack Investigation & Leak Remediation

Service: Water Intrusion Testing & Exterior Envelope Assessment
Client: Confidential Distribution Facility
Location: Central Florida
Timeline:
Contractor: Full Circle Reconstruction

Full Circle Reconstruction partnered with Walker Consultants to investigate persistent water intrusion affecting a newly constructed distribution warehouse. The facility, featuring tilt-up concrete wall panel construction up to 50 feet in height, exhibited leaks around truck dock locations and cold joints.

Scope of Work
✔ On-site visual condition assessment
✔ Façade crack mapping & sealant condition review
✔ Water testing at suspected leak locations
✔ Roof membrane and termination inspection
✔ Cold joint analysis for water migration tracking

Findings
Water was found infiltrating through façade cracks and degraded sealant joints, then traveling internally along cold joints and exiting through lower panel cracks.

Recommendations Provided

  • Targeted repairs at crack and sealant breach locations
  • Implementation of mock-up repairs for validation
  • Further controlled water testing to confirm performance

This project highlights Full Circle’s expertise in complex building envelope diagnostics and collaboration with engineering consultants to resolve active water intrusion challenges in commercial facilities.
